The Facts

🚨 Property Management Contract: HOA Emergency Meeting Raises Serious Concerns 🚨

This week, our HOA board held an emergency meeting on May 1, 2025—just days before the special meeting scheduled for May 7, 2025—and voted to approve a contract with a new property management company.

This raises serious concerns about both process and transparency:

📌 Why the urgency?
Long-term contracts typically do not qualify as emergencies under the Davis-Stirling Act, which is meant to ensure open governance and proper notice to homeowners.

📌 What wasn’t shared?

  • The length, terms, and cost of the contract

  • How the board plans to handle our long-standing community employees, some of whom have served us faithfully for years

To make a major financial commitment behind closed doors—with minimal notice and zero community input—not only erodes trust, it sets a dangerous precedent.

âš  Adding to this concern: The current board is losing in the recall election and is now making drastic, binding decisions without community feedback.

✅ Vote YES on the recall to bring in a fresh new board—with no ties to the current or prior leadership, committed to:

  • Full transparency

  • Community-wide voting on all major projects and contracts

  • And most importantly, NO MORE LAWSUITS

Together, we can restore integrity and accountability in our HOA.
